technology & reliability

How reliable are automated parking systems?

Our systems achieve 99.99% uptime through industrial-grade automation, built-in redundancies, and 24/7 monitoring. Five operational installations totaling 26 years of service demonstrate proven reliability exceeding most building elevators.

Key reliability features:

  • Siemens industrial control systems
  • Multiple safety sensors and backup systems
  • Real-time monitoring with predictive maintenance
  • Automotive grade components from USA manufacturers
  • Emergency backup procedures for all scenarios

Our systems include multiple redundancy layers and emergency protocols. There is NO single point of failure. In the extremely rare event of system issues, manual retrieval procedures ensure customer access to vehicles. Our 24/7 monitoring center provides immediate response, with most issues resolved remotely within minutes.

Average retrieval time ranges from 40-180 seconds, compared to 12-15 minutes in traditional parking structures. Remote request capability via mobile app enables “zero wait time” when customers request their vehicle before arriving at the building.

Absolutely. Nothing touches your vehicle except the pallet it sits on. No risk of dings, scratches, or collision damage that occurs in traditional parking. Vehicles remain secure, in climate-controlled environment protected from weather, theft, accident, and vandalism.

FAQs

financial & business model

How much does an automated parking system cost?

Installation costs are comparable to above grade concrete parking structures and less expensive than subterranean construction. However, our turnkey model eliminates upfront capital requirements we fund, build, and own the system while you pay monthly rent.

Monthly rent covers:

  • System operation and management
  • All maintenance and repairs
  • 24/7 monitoring and support
  • Technology updates and improvements
  • Insurance coverage for the system
  • Emergency response services

We provide 100% project financing through long-term use agreements (30+ years with renewals). No upfront capital required from developers or building owners. You get immediate access to the space savings while we own and maintain the system.

Automated parking reduces operational costs by approximately 40% compared to traditional structures:

  • No security personnel required
  • Minimal lighting and ventilation costs
  • No gate systems or payment equipment maintenance
  • Reduced insurance costs due to eliminated security risks
  • No re-striping, resurfacing, or weather-related maintenance

FAQs

Design & Integration

Can automated parking fit any building design?

Yes. Our modular system configures to fit virtually any footprint, above or below grade. Whether integrated into building structures or freestanding, we customize the design to your specific site and architectural requirements.

Traditional parking requires 375 square feet per vehicle. Our systems use only 208 square feet per car a 44% reduction and a 60 % reduction in cubic volume, which effectively reduces the area needed for parking by 50%. This space savings can be converted to additional rentable square footage.

Yes. We’ve successfully integrated systems into historic buildings, adaptive reuse projects, and existing structures. The modular design accommodates structural constraints while respecting architectural character.

Our loading bays are fully ADA accessible, making every parking space ADA compliant. No need for designated accessible spaces since all spaces are equally accessible through the loading bay system.

FAQs

Environmental & Sustainability

What are the environmental benefits?

Significant environmental improvements include:

  • 82% reduction in vehicle emissions
  • 83% reduction in fuel consumption
  • Up to 17 LEED points contribution
  • Eliminated 24-hour lighting and ventilation requirements
  • Reduced heat island effect through a smaller footprint
  • Enhanced stormwater management opportunities

Yes. EV charging integration allows users to plug in at the loading bay. The system automatically moves the vehicle to a charging stall, then relocates it to standard storage after charging completion.

Automated parking supports multiple LEED categories:

  • Energy efficiency through reduced lighting/ventilation
  • Site development through optimized land use
  • Materials and resources through recycled content
  • Innovation in design through advanced technology
  •  Environmental quality through eliminating emissions (80% reduction)

FAQs

User Experience

Is it complicated for users to operate?

No. The user experience is simpler than traditional parking:

  1. Drive to loading bay (directed by the system)
  2. Turn off the engine and exit the vehicle, keep your keys and confirm to the system you wish it to park your car
  3. The system automatically parks your car
  4. Return and use key fob/app to retrieve vehicle

No circling for spaces, no walking through dark structures, no weather exposure, no door-dings, no disrespectful drivers

Yes, but vehicle retrieval is required since storage areas are not accessible to the public for safety and security reasons. The 40-180 second retrieval time makes this convenient for quick access needs.

Our systems accommodate vehicles up to specified dimensions (varies by installation). Oversized vehicles like large SUVs, pickup trucks, and luxury cars are typically accepted. Specific vehicle compatibility confirmed during system design.

FAQs

Legal & Regulatory

Who owns the parking system?

Teton owns and maintains the parking system. Property owners receive exclusive use rights through long-term agreements while avoiding capital investment and operational responsibilities.

Our easement structure doesn’t interfere with mortgage financing. The use agreement is assignable to lenders and fully assumable by buyers, providing security for financing while enabling project development.

We carry comprehensive insurance covering the automated system. Reduced liability exposure for building owners due to eliminated security risks and restricted public access to storage areas.

Permit requirements vary by municipality. Our team manages the permitting process, working with local authorities to ensure compliance with building codes and zoning requirements.

FAQs

Implementation & Timeline

How long does installation take?

Installation timeline depends on project complexity:

  • Design and permitting: 3-6 months
  • Manufacturing: 2-4 months
  • Installation and commissioning: 2-4 months
  • Total project timeline: 8-14 months

Modular construction and preassembly reduce installation time compared to traditional parking structures.

Yes. Modular design enables future expansion as needs grow. Additional capacity can be added within the same footprint through vertical expansion or adjacent areas.

All maintenance is included in our service model. Preventive maintenance schedules, emergency response, and component replacement are handled by our certified technicians. No owner maintenance responsibilities.

FAQs

Market Applications

What types of projects work best?

Automated parking solutions benefit:

  • Urban mixed-use developments
  • High-rise residential buildings
  • Commercial office complexes
  • Hospitality and hotel projects
  • Hospitals and Medical facilities
  • Airports, municipal facilities,
  • Institutional facilities (hospitals, universities)
  • Historic adaptive reuse projects
  • Any project where land costs exceed $100/sq ft

Systems scale from 150 to 1,000+ parking spaces. Minimum project size depends on local economics and land costs. Maximum size limited only by site dimensions and structural requirements.

Currently focused on major metropolitan areas where land costs justify automated solutions:

  • California (Los Angeles, San Francisco, San Diego)
  • Texas (Dallas, Houston, Austin)
  • Northeast (New York, Boston, Washington DC)

Expanding to other high-density urban markets

Currently focused on site constrained areas where land costs require automated solutions:

  • California (Los Angeles, San Francisco, San Diego)
  • Texas (Dallas, Houston, Austin)
  • Northeast (New York, Boston, Washington DC)
  • Miami
  • Chicago
  • Atlanta

Expanding to other high-density metropolitan markets.

COST AND STRUCTURE

What is the cost?

Costs on a per space basis are at or better than a traditional concrete garage.

Once a design is agreed upon Teton Parking Solutions will cover all of the costs of construction through delivery of the operating garage. Removing it from your construction budget.

Teton is secured trough an Easement just like a utility, or shared parking or shared access. Which has no impact on the first mortgage lien held by the lender.
